Tips for Improving Your Kerb Appeal When Attracting Buyers

Homeowners who are hoping to get more interest from buyers in their house could benefit from improving the property’s curb appeal, making it more attractive to viewers.

The housing market has had a turbulent year, with prices constantly falling month-on-month.

Indeed, according to the Halifax House Price Index, they are one per cent lower than they were during the last quarter, and just under £1,000 more than the average price one year ago.

Therefore, it is essential sellers do what they can to attract more offers, as this will mean they may get over the asking price for their house.

Here are just a few things they could do to improve their property’s curb appeal.

Resin driveways

Off-street parking remains one of the most important things homebuyers look for, with 84 per cent saying they would not consider a house that does not have a driveway.

Therefore, if your property does not have parking space outside, it would certainly be worth transforming your front garden by having a resin driveway fitted.

According to YourParkingSpace.co.uk, creating a driveway can increase the value of a house by as much as ten per cent. For an average home in the UK worth £288,430, this would increase the asking price by £28,843. Therefore, it is an investment that is well worth doing.

TV property expert Phil Spencer believes the figure could be much higher than this, saying it could increase the value by £50,000 in areas where parking is hard to come by.

Paint the front door

Paintwork on wooden doors and window frames can deteriorate over time, so if you want to make your house look freshly decorated, why not repaint them?

This will immediately spruce up the exterior of the house, and give the impression that the home is well looked after and frequently updated.

When picking a new front door colour, it is best to choose navy, green or red, as these are traditional colours that are bright, without being too bold.

Sort out the garden

If there is a lawn, flowerbeds, or potted plants, it is important that these are all well-maintained before the estate agent photos are taken, as a house with an overgrown garden can put off lots of buyers and decrease the value of offers.

Lawns need to be mowed, weeds pulled out, and bright, colourful flowers should be planted. Hanging baskets are a great idea to add a floral feature to the front of the house, while planters with seasonal flowers also look attractive.

If there are tall trees, make sure to rake up fallen leaves, and large bushes need to be trimmed so they do not look as though they would be hard to maintain.

Adding some flowers around the front door immediately makes the porch look more attractive, giving a great first impression as the buyer approaches the house. Therefore, they are more likely to go into the property with a positive frame of mind, and could look more favourably upon the rest of the house.
